Through the first week of marketing of the new southwest Naples,
Florida community, contracts were recorded for all of the available
homes in the first phase,” noted the press release. That’s
99 homes in one week. While such an achievement is not altogether
rare in this area, it is admirable. How does a developer reach that
level of success?
Such success is not a fluke, or luck. It is based largely on location
of the community and the builder/developer’s reputation. A
few innovative ideas don’t hurt, either. This particular development
is on a 78-acre site located on the east side of Collier Blvd.,
approximately one-half mile south of Immokalee Road in Naples, Florida.
When completed, it will consist of 294 residences, including 146
attached villas and 148 homes.
Aside from the location, which is in desirable North Naples, Florida,
and a line of previous successes of building in the area, the company
did an innovative job of targeting its market - making Tuscany Cove
one of the area’s fastest selling new communities. The builder/developer

by utilizing a unique on-line appointment system. It targeted real
estate professionals and VIP buyers, including many previous and
current Elias Brothers Communities’ homeowners. This select
audience was granted access to a special on-line system that allowed
them to make an appointment to purchase a Tuscany Cove home before
the community opened for sales to the general public.
"Our past accomplishments and our recent success at Tuscany
Cove are built on a practice of making the right decisions based
upon our customer’s point of view,” Roni Elias said.
“Our focus has always been, and will always be, to achieve
customer satisfaction by providing superior product at a fair price.”
The principals listened to the homeowners, targeted areas where
expansion and improvements could be made, and conceived Tuscany
Cove, which encompasses things that customers in Naples, Florida
want as standards. According to Roni Elias, Tuscany Cove draws upon
the firm’s most recent development, Ibis Cove, in Naples,
Florida, for its home designs, but offers enhancements such as additional
features, floor plan modifications, and expanded amenities.
“While our floor plans are essentially the same as those
in Ibis Cove, we are offering side-garage options for two designs;
upgrading standard features, such as adding tile roofs and brick-paver
driveways; and improving the amenities with a larger clubhouse and
additional recreation areas for children,” Elias said. The
centerpiece of the community will be the nearly 7,000-square-foot
clubhouse, offering a full range of facilities.
The recreational center will be housed in two wings connected by
a breezeway. One wing will consist of an equipped exercise room,
an aerobics room, a media room, lavatories, and, to the rear, a
screened patio. The main wing will include a ballroom with a wet
bar, a billiards room with space for two pool tables, card room,
children’s room, media room with a big screen TV and an outdoor
sitting area.
To the rear of the facility will be an aquatic amenity area with
an approximately 5,000-square-foot lakeside sun deck, pool and separate
spa. It is complemented by a lanai area for adults, while children
get their own kiddy pool with a playful splash fountain. Youngsters
will also enjoy their own separate screened gazebo. Two lighted
tennis courts, a basketball court, a tot lot playground and a nature
trail through the community’s largest preserve area provide
additional recreational opportunities.
The community’s other amenities will be of an equally high
caliber. The bridge at the main entry on North Collier Blvd. will
be graced by decorative lighting and accented by brick pavers. This
impressive gateway to the community will lead to an illuminated
water feature.
Buyers will find seven home designs from which to choose, ranging
from attached villas to homes offering two-, three- and four-bedrooms.
The homes range from 1,455 to 1,987 square feet of living area.
Each offers a two-car garage and a screened lanai, which can be
enlarged to accommodate an optional pool and/or spa. Prices start
in the low $300,000s, including homesite.
Distinguished Mediterranean exteriors are wedded with interior
features such as custom archways, vaulted ceilings and rounded wall
corners. Other standard features, such as hurricane shutters and
an alarm system, provide peace of mind. The villa homesites are
situated in the western half of the community, with approximately
one-third providing views of the community’s central lake.
Water views are available to approximately one-half of the single-family
homesites in the eastern half of Tuscany
Cove.
Each attached-villa building is a single-story structure housing
two homes, which share a common wall. The villa floor plan is The
Hibiscus. It is a three bedroom, optional two-bedroom with a den/two-bath
design with 1,455 square feet of living area and 2,296 total square
feet, including a two-car garage and a covered patio and screened
lanai. Six single-family floor plans are available, including two
modified designs that provide a side-entry garage.
The Juniper, a two-bedroom with a study, or optional three-bedroom,
two-bath design, has 1,542 square feet of living area and 2,442
total. The Orchid is a two-bedroom with a study, or three-bedroom,
two-bath design. It has 1,558 square feet of living area and 2,441
total. The Jasmine is a three-bedroom with a study, two-bath floor
plan with 1,828 square feet under air and 2,713 total. The Gardenia
has three bedrooms with a study and two baths, with 1,987 square
feet of living area and 2,886 total. The Jasmine II and The Gardenia
II designs each offer the side-entry garage option. Each home offers
a spacious master suite with an air-conditioned walk-in closet,
a cultured- marble garden corner tub and a separate enclosed shower.
Kitchen appliances include an electric radiant glass-top range
with a self-cleaning oven, a multi-cycle dishwasher, a 20-cubic-foot
side-by-side refrigerator with a doormounted water and ice dispenser,
a built-in microwave oven, and a washer and dryer. Every master
bath has a cultured-marble vanity top with a double sink, 36-inch
European-style cabinets with raised-panel doors, and a chrome and
glass-enclosed shower. Both the master and secondary baths have
36-inch, European- style cabinets with raised-panel doors and chrome
fixtures with lever handles. The homes will include an alarm system
with medical emergency, plus panic and fire alert buttons on the
keypad.
Each homeowner will have access to the community’s gated
entry via a remote control, and be allowed to monitor visitors and
guests through a dedicated cable TV channel that allows access through
a home telephone. Buyers will have the opportunity to further enhance
their Tuscany Cove homes. Elias

and upgrades through its fully-staffed design center. Past projects
in Naples, Florida include the Victoria Shores condominiums at Victoria
Lakes, North Naples, two completed neighborhoods in the Crown Pointe
subdivision, the 60 homes of the Villas of Crown Pointe, and the
34 homes of Royal Villas.
But Tuscany Cove, the crown jewel in the company’s history
of development, is the first in a series of new North Naples communities
planned by the firm in the rapidly growing Collier Blvd. corridor
south of Immokalee Road. Plans are to introduce another North Naples
community located near Tuscany Cove sometime in mid- to late-2005.
