Through the first week of marketing of the community, contracts
were recorded for all of the available homes in the first phase
of Tuscany Cove, a North Naples, Florida community of attached villas
and single-family homes developed by Elias Brothers Communities.
According to Laura V. Johnston, director of marketing for Elias
Brothers Communities, during the week of August 23 to 27, the Tuscany
Cove sales team began accepting contracts for the community’s
first phase via a series of appointments for VIP customers and real
estate professionals. The VIPs included many homeowners in communities
previously developed by Elias Brothers Communities.
According to Michele Ellis Harrison, the firm’s director
of sales, the sales staff recorded 77 contracts for 99 homes available
in the first phase over the five days of appointments.
“When the sales office opened its doors to the general public
on Saturday, August 28, the sales team was met by a long line of
customers, some of whom had arrived at 5 a.m. that morning to ensure
their place in line,” Harrison said. “By noon, the sales
team had written contracts for the balance of Phase I.”
According to Johnston, the 54 homesites in the second phase of
Tuscany Cove are planned to be released for marketing within the
next 45 to 60 days.
According to Roni Elias, a principal of Elias Brothers Communities,
Tuscany Cove draws upon the firm’s most recent development,
Ibis Cove, for its home designs, but offers enhancements such as
additional features and expanded amenities.
“While our floor plans are essentially the same as those
in Ibis Cove, we are offering side-garage options for two designs,
upgrading the standard features, such as adding tile roofs and brick-paver
driveways, and improving the amenities with a larger clubhouse and
additional recreation areas for children,” Elias said.
The site for Tuscany Cove is on the east side of Collier Boulevard
approximately one-half mile south of Immokalee Road. The 78-acre
community will consist of 294 residences, including 146 attached
villas and 148 homes. With two lakes totaling approximately 10 acres
with illuminated fountains and several protected natural areas,
many homes will have water or preserve views.
A brick-paver bridge and entry road off of Collier Boulevard will
serve as the gateway to Tuscany Cove. Beyond the remote-controlled
electronic gate will be a tropically-landscaped paver traffic roundabout
with an illuminated fountain at its center.
The community’s recreational center will be immediately north
of the entrance. Housed in two wings connected by a breezeway, the
clubhouse will offer approximately 7,000-square feet of air-conditioned
space. One wing will consist of an equipped exercise room, an aerobics
room, a media room, lavatories, and, to the rear, a screened patio.
The main wing will include a ballroom with a wet bar, a billiards
room with space for two pool tables, card room, and a children’s
room and an outdoor sitting area.
To the rear of the facility will be an aquatic amenity area with
an approximately 5,000-square-foot lakeside sun deck, pool and separate
spa. Adjacent to the main pool deck will be a kiddie pool with a
unique splash fountain. The children’s area also will include
a screened gazebo and playground.
Other recreational amenities include two lighted tennis courts,
a basketball court and a nature trail through the community’s
largest preserve area.
The community’s first phase consists of 99 homesites. Of
these, 52 are attached villas and 47 are single-family homes.
The villa homesites are situated in the western half of the community,
with approximately one-third providing views of the community’s
central lake. Water views are available to approximately one-half
of the single-family homesites in the eastern half of Tuscany Cove.
Tuscany Cove offers seven home designs, including two that provide
optional side-entry garages. The homes range from 1,455 to 1,987
square feet of living area. Each offers a two-car garage and a screened
lanai, which can be enlarged to accommodate an optional pool and/or
spa. Prices start for the homes in the second phase start in the
upper $200,000s, including homesite.
Each attached villa building is a single-story structure housing
two homes, which share a common wall. The villa floor plan is The
Hibiscus. It is a three-bedroom, optional two-bedroom with a den/two-bath
design with 1,455 square feet of living area and 2,296 total square
feet, including a two-car garage and a 400-square-foot covered patio
and screened lanai.
Six single-family floor plans are available, including two modified
designs that provide the side-entry garage.
The Juniper, a two-bedroom with a study, or optional three-bedroom/two-bath
design, has 1,542 square feet of living area and 2,442 total square
feet. The Orchid is a two-bedroom with a study, or three-bedroom/two-bath
design with 1,558 square feet of living area and 2,441 total square
feet.
The Jasmine is a three-bedroom with a study/two-bath floor plan
with 1,828 square feet under air and 2,713 total square feet. The
Gardenia has three bedrooms with a study and two baths with 1,987
square feet of living area and 2,886 total square feet. At the owners’
option, the study can be converted into a fourth bedroom. The Jasmine
II and The Gardenia II designs each offer the side-entry garage
option.
Each single-family home offers a spacious master suite with an
air-conditioned walk-in closet, a cultured marble garden corner
tub and a separate enclosed shower.
Features in each Tuscany Cove kitchen include a shelved pantry,
European-style thermofoil cabinets with raised-panel and glass doors
and adjustable shelves, solid-surface counter tops and a double-bowl
cast-iron sink with a white porcelain finish, chrome faucet fixtures
with a hand sprayer and a disposal. Selected floor plans offer transom
windows above the kitchen cabinets.
The appliances include an electric radiant glass-top range with
a self-cleaning oven, a multi-cycle dishwasher, a 20-cubic-foot
side-by-side refrigerator with a door-mounted water and ice dispenser,
a built-in microwave oven and a washer and dryer.
Every master bath has a cultured marble vanity top with a double
sink, 36-inch European-style cabinets with raised-panel doors and
a chrome and glass-enclosed shower. Both the master and secondary
baths have 36-inch European-style cabinets with raised-panel doors
and chrome fixtures with lever handles
Interior features include recessed lighting, a cultured marble
vanity top and sink and a combination tub and shower in the second
bath, vaulted ceilings and plant shelves, 8-foot sliding glass doors,
marble window sills, classique wood panel and bi-fold closet doors
with colonial trim and antique polished brass door hardware.
Additional features include a laundry tub, rounded wall corners
in living areas, an “orange-peel” finish on wall in
the kitchen and baths and a “knockdown” finish on walls
and ceilings elsewhere.
Floor coverings include ceramic tile in the foyer, kitchen, utility
area, baths and breakfast room and wall-to-wall carpeting in the
other main living areas. The homes will include an alarm system
with medical emergency, panic and fire alert buttons on the keypad.
The homes will be pre-wired for high-capacity data/voice cable TV
and telephone outlets and ceiling fan outlets. Each homeowner will
have access to the community’s gated entry via a remote control
and be allowed to monitor visitors and guests through a dedicated
cable TV channel that allows access through a home telephone.
Additional structural and exterior features will include concrete
block construction with steel-reinforced poured concrete columns
and tie beams, steel-reinforced monolithic concrete footings and
slab over a visqueen vapor barrier and protective soil treatment.
Other construction features include a concrete roll tile roof with
hurricane straps, engineered roof trusses, aluminum fascia, vented
aluminum soffits, aluminum window and sliding glass door frames,
a steel front door, a raised-panel galvanized steel overhead garage
door, a high-efficiency air-conditioning system, R-30 insulation
in the ceiling, an attic storage area with pull-down stairs in the
garage, a brick-paver driveway and a landscaping package with an
automatic sprinkler system.

Tuscany Cove will operate under the fee-simple arrangement of home
ownership. Purchasers will own their home and homesite. Common area
maintenance for the pool and clubhouse, other amenities, lakes,
community roadways and entry, as well as lawn care will be provided
by a homeowners association. The association maintenance fee will
also include basic cable television service and alarm system monitoring.
The site for the community is near North Naples' schools, medical
facilities, shopping areas and restaurants. It is approximately
10 miles from the public beach access at Delnor-Wiggins State Park.
It is also near the county's major transportation arteries of Interstate
75, Airport-Pulling Road and U.S. 41.
